This home encompasses a variety of spaces to entertain friends, retreat to a private nook or to gather with family, all paramount to creating a harmonious stay. The generously-proportioned kitchen, dining and living area are a perfect home away from home. The alluring, private, walled courtyard offers the ideal space for outdoor dining, relaxing or entertaining.

OPEN PLAN LIVING AND DINING

Our tastefully-decorated, open-plan living and dining area is spacious and delivers a:

  • Large dining table ideal for indulgent gatherings
  • Comfortable leather lounge and additional chairs perfect for relaxing
  • Large smart TV with the ability to use your personal logins with access to an abundance of streaming including Amazon Prime Video, Disney+, HBO, and Netflix, among others, affording you the ability to switch off from the outside world. There are also local channels available for your added entertainment.
  • Woodfire heating providing an inviting ambience and warmth for the colder months

KITCHEN

The stylish galley kitchen has all the ingredients to make any occasion feel special. Its well-equipped, so all you need to do is bring your food!

  • Plenty of bench space and storage
  • Full-size oven and gas cooktop
  • Full-size fridge with filtered water and icemaker
  • Full-size dishwasher
  • Coffee maker
  • Comes completely stocked with all your cooking needs including a selection of pots, pans, toaster, serving dishes, cooking utensils and more
  • Included also are plates, cutlery, glasses, coffee cups and all the necessary essentials.

PRIMARY BEDROOM

Elegantly decorated and generous in size featuring a luxurious King Bed

  • TV, the perfect addition for escaping to your master retreat
  • The Ensuite conveniently connects to the bedroom. Here you’ll find all your bathroom necessities including towels, hairdryer, soap, shampoo, and conditioner.
  • A large walk-in wardrobe with plenty of hangers allows you to unpack and enjoy the feeling of space and organization

SECOND BEDROOM

  • Lavishly decorated featuring a luxurious King bed
  • Large walk-in wardrobe with ample storage space
  • The guest bathroom, with all necessary conveniences, connects to the second bedroom

GUEST ACCESS

  • Guests have full access to the home with the exception of the garage.
  • Ample parking available, including an oversized garage. There’s plenty of space for your RV or trailer during your stay for an additional fee of $25 per night. If you have an extension cord you can easily run electricity to your RV. However, this is no ability for sewerage connection to your RV.

LEGAL TERMS

  • Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in, which-ever is sooner.
  • Security Cameras – The property has security cameras on the exterior.
  • Security Deposit Waiver – $3,000 accidental damage protection included in every Stay! Although rare, accidents do happen even while we are on vacation. Historically, this was managed with a big security deposit, which can lead to very awkward and unpleasant conversations when the vacation rental manager needed to withhold deposit lot damages. With Security Deposit Waiver, accidental damage from a guest is covered unless it is specifically excluded such as but not limited to smoking inside the unit, intentional damage. pet damage, and willful violations of house Rules. Guest is responsible for damage not covered by the damage waive and for amounts exceeding $3,000. Final claims subject to approval from underwriter. House Rules

THE BASICS

  • No local guests allowed within 50 miles of property (?)
  • Must be 25 years of age to book
  • Guest must complete Check-In Form to agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
  • Quiet hours 9pm to 8am
  • No pets allowed – If you would like to bring your small furry friends, don’t hesitate to ask. (?)
  • No smoking on property or consuming Illegal substances of any kind. Smoking is not permitted inside, and we advise a $250 additional cleaning fee will apply if smoking is detected inside.
  • No parties or events
  • No moving furniture or appliances.
  • Must obey house occupancy limits.
  • Secure the home by locking all doors and windows anytime you leave
  • Reservations over 30 days may require security deposit, background and credit check.
  • For stays over 30 days, a monthly cleaning fee will be applied.
  • Unreturned and/or lost house keys will result in a $100.00 replacement fee.
  • Guest agrees to report any issues at home to Host immediately.

SAFETY

YOUR SAFETY MATTERS TO US

  • The blinds have hanging cords, which are a potential choking hazard for small children.
  • Wood burning stove is decorative only and not available for use.
  • There may be a ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.

COVID/COMMUNICABLE DISEASE RESTRICTIONS

  • Please visit the NM Department of Health website ahead of your visit to view any restrictions or travel advisories
  • Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms.
  • Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.

Carl’s home is an absolutely beautiful place to stay in while in Albuquerque. This Adobe home is stylish inside & out. Very comfortable, too! You have all the amenities you need while staying here. Great place! The pics really don’t do it justice. The decor was very nice. Rooms were very spacious. Tons of natural light thanks to all the large windows and various skylights. The patio area with the lights is very nice and relaxing. I liked how the house felt private and secluded despite the large windows. It truly felt homey. Carl maintained constant communication and messaged regularly leading up to, during, and after my stay. I highly recommend this spot if you plan to visit ABQ!
